Fix - The Properties for This Item Are Not Available

By Timothy Tibbetts

on 06/26/2023

When you right-click on a folder or drive in Windows, you might see an error that reads, "The properties for this item are not available."

We're not sure how this problem originated, but we can fix the problem using System File Checker or a registry fix. Usually, the problem is because of a corrupt registry.

1:The Properties for This Item Are Not Available - Run System File Checker

Windows 10, Windows 8.1, or Windows 8 users will need to first run the Deployment Image Servicing and Management (DISM) tool before running the System File Checker. DISM will use Windows Update to provide any files that are needed to fix corruption. If you skip this step, System File Checker might not work. Windows 7 and Vista users can skip this step.

You will need to first open the Command Prompt or PowerShell as administrator.

Type in DISM.exe /Online /Cleanup-image /Restorehealth and press enter. This may take a few minutes.

All you need to do is type in sfc /scannow and press the Enter key.

System File Checker will now scan for and replace files from the Windows cache, typically located at C:\Windows\System32\dllcache.

2: The Properties for This Item Are Not Available - Windows Repair

Windows Repair can reset all the Registry Permissions, saving you a lot of work.

Download Windows Repair from MajorGeeks.

Boot into Safe Mode. Your registry will be backed up automatically.

Click on Open Repairs.

Uncheck All repairs. Click on Reset registry permissions.

Click on Start Repairs.

Reboot when completed.

3: The Properties for This Item Are Not Available - Repair the Regsitry

While we had no luck importing these registry files, it's the one thing to try last. If you used Windows Repair in Step 2, you have a registry backup. Otherwise, back up your registry now.

Copy the following code into a text editor and save as a .reg. For example propertiesfix.reg.
